Speaker 1:I'm coming sorry, I'm late as always. What are we doing?
Speaker 2:the podcast hometown happenings oh right hi, welcome to hometown. Hometown happenings. Oh right Hi, welcome to Hometown Happenings.
Speaker 1:So what is your high? That you've had the last couple of months, what would you say, has been something great. That's happened.
Speaker 2:Like in real life or real estate life. Either one All right Real estate life, that all right um real estate life. That listing, the first listing that I really got on my own.
Speaker 1:it closed finally, how long did that take?
Speaker 2:we wanted a contract in march. Like early mid-m I had the buyers also.
Speaker 1:Do you think that helped?
Speaker 2:I think, knowing what I know now, yeah, because I was able to mitigate and pull it together, because two days before we were set to close, the lender said sorry, can't do it now.
Speaker 1:So they did actually close yeah we had to switch lenders. So working with the local lender made it much easier because we have like their cell phone numbers.
Speaker 2:It's like a text like dude, we need help. Can you save this? Like on a Friday evening kind of thing? Oh, wow, yeah, yeah, because we were supposed to close on Monday. Well, I'm glad you kept it together. Well, you helped. Don't act like you didn't help, maybe just a little. The seller purchased a property in town, so you helped with that side of that.
Speaker 1:I just always got your videos. That one time you pulled over with the drone because there were eagles on the side of the road?
Speaker 2:Yeah, because when you go by that big barn on your way to Marshall, they like to hang out in that field and like you, can't get close to them, but the drone that I have has like 32 times zoom. So, yeah, I just remember hearing the road noise while you were. Yeah, what are you doing, andrea? Nothing. You're supposed to be coming back to the office.
Speaker 1:I'll be there in a little bit what kind of low points have you had over the last?
Speaker 2:I don't think there's a specific. I'm still in survival mode, me figuring out time management. I was a free bird until all this. Now I have to coordinate down to the last second, and it's been an adjustment.
Speaker 1:Is that why the podcast took a break?
Speaker 2:Yeah, because there is not enough time in the day.
Speaker 1:We have help, though, so they can't see our help, but we have help.
Speaker 2:So that's kind of bringing us.
Speaker 1:I feel like.
Speaker 2:Yeah.
Speaker 1:Back to.
Speaker 2:Yeah, she is time management. She yells at us via text quite often.
Speaker 1:What about you, your high point? Well, we've had a pretty good last month. I feel like we've been really busy and I felt like that was we started this team. Yeah, we didn't know how that was gonna go totally winging it we are, but I think it's going really well and that we haven't choked each other. We haven't gotten a fight not yet another high point.
Speaker 2:We have a dedicated podcasting space right here where we're at. We bought it.
Speaker 1:We bought a green couch.
Speaker 2:This is a high point all on its own.
Speaker 1:We have a dedicated podcast space. What's a low point? The last the amount of remodel work we're gonna have to do so do we have any like big events coming up in the next few weeks?
Speaker 2:fishing derby yes we have to go mitigate a bunch of children for four hours. Did they tell you when they're gonna put the catfish in the tonight or in the morning? You need to watch them. Do that so they net it off and they finally can watch these big old catfish get sucked out of the back of the truck down tube into the water.
Speaker 1:It's kind of funny so any other big events?
Speaker 2:we have that one really big event in june, june the 29th. Tell them about it had a bunch of female-run businesses come together and have booths and offer services on the spot. It was. It's a ticketed event. You show up it's $5 at the door. We had over 640 people attend in.
Speaker 1:February the ticketed money goes to Grandma's House.
Speaker 2:Yeah, Grandma's House Charity. It's a kids-focused charity out of Harrison. It's a no-profit event.
Speaker 1:Is there going to be Botox?
Speaker 2:Yes, there's going to be Botox on the spot, and that's the great thing you can walk in and get the service you're looking for at a discounted rate on the spot.
Speaker 1:So like the tattoos that they did at the last one.
Speaker 2:She has a selection that we'll be posting of little tattoos that you can get on the spot. They're like little smiley faces, something about the size of a quarter. There's XOXO. There's a whole selection that you can get on the spot, but we suggest you show up early.
Speaker 1:Right.
Speaker 2:If you're really wanting something, because it's going to be first come, first served, and we have several boutiques that are coming Frenzy's from the Square in Harrison Sisters.
Speaker 1:Shelby's Turquoise Gypsy.
Speaker 2:They had a flower bouquet bar thing last time.
Speaker 1:Oh, and that's so. That's the Tacky Cactus Boutique and then the Turquoise Gypsy Flower place. Yeah, they come together, and then we have like Bee's Boutique and then Mary Kay is going to be there and they're going to advertise different facials and things like that.
Speaker 2:Yeah, makeup is going to be available there If you're as excited about food as I am.
Speaker 1:Jameson's pizza truck is going to be there. And then we have my new addiction sweet honey bakery. So sweet honey is the new happening place in town. It's bakery um slash cafe. It's really cute inside. They have like fun furniture, like this green couch, they've got like pinks and just it's little tables and other like sofas and things you can sit on. But they have a full case of pastries that they make every day.
Speaker 2:And it literally changes every day.
Speaker 1:Every week.
Speaker 2:No, they brought new donuts in yesterday.
Speaker 1:Well, she posts every week all these new things they're going to do and they have like drink specials, and so they do custom cakes and cupcakes and things like that, like you can order stuff from them. They also these really cool milkshakes that are, you know, got all of the fun stuff on them gourmet fancy pants milkshake.
Speaker 2:Yeah, they also have food, so like you had, oh my gosh, anything with the bacon they have avocado toast.
Speaker 1:You get that.
Speaker 2:It's got bacon on it but yeah, I have to say I'm addicted, would be an understatement, yeah, and I walked in with my husband and my dad on a weekend a couple weeks ago and they're like hey, dread, you want your? And I'm like like jessica's, how much do you eat here? I've only been here twice kind of a day.
Speaker 1:Yeah, twice a day so I've had some people ask if we would do this more, more than like once a year so the plan is to do it seasonally, so if you miss this one you are going to get another chance.
Speaker 2:Um, we haven't picked a date yet. Um, but fall, maybe going into Christmas.
Speaker 1:And kind of aim at maybe gift packages and things.
Speaker 2:Yeah, so we're going to have a one-stop shop for your.
Speaker 1:Christmas presents.
Speaker 2:Yeah, but we're going to have a lash tech. Haley's Lash Lounge is coming offering lash extensions. She also does brows like brow lamination. I don't know. Literally everything a girl could want in one event.
Speaker 1:So talking about real estate, a few weeks ago you were flying your drone and someone tried to shoot at it.
Speaker 2:Yeah, you got us a listing. Let's start at the beginning here. You said let's go look, and you met these folks and was going to do it out on your own and I said no stranger danger, we drive out there and look at this property and I tell you, no, we're not listing it. And you said sure we will, said sure we will. And then you want to come inside and I said no, and you said sure we will. But no, we took the listing. I got out of the car and the wild chickens were like flying the one way in, one way out entrance. Mm-hmm, it was like something out of a horror film and you sent me back out there to photograph it the next day via drone.
Speaker 1:Yeah.
Speaker 2:And I took my now eight-year-old and we drove Now you had already been there, so you should have known not to pick the eight-year-old.
Speaker 2:I said no iPad, you put your head on a swivel and if you hear anything, you're going to have to be my eyes, because I'm looking at a controller Like bro, help me out here. Gonna have to be my eyes because I'm looking at a controller like bro, help me out here. We get 300 feet in the air and I hear voices and they're like shoot the. And you might have to bleep me, jessica, because it may slip out, shoot it down. And gunshots started ringing out and I could see rifles of two mountain men aiming at the sky and they continued to shoot, even though I know that I wasn't in their vision anymore. So I was just praying to God that they were still shooting up.
Speaker 1:Landed it.
Speaker 2:I told Luke to crawl through my car and duck in the floorboard and we got out of there and I told you we are not listing this property because we cannot send other real estate agents out here. Yeah, for the record, if you shoot down a drone, that's a federal offense Because it is an unmanned aircraft.
Speaker 1:It's the same punishment for shooting at an airplane, so just heads up, so you've been shooting a lot of new listings that are coming out.
Speaker 2:I'm averaging four houses a day.
Speaker 1:Yeah, so you do all of the photography and drone. And editing, yes, and delivery. It's all one man You're photographing all the time. What would you say is happening in the market right now? We have more listings. We have just as many buyers as we have listings we know it's still a seller's market.
Speaker 2:However, knowing what I'm photographing, but also knowing at the same time how many buyers are coming to us, I would say we're, you know well, there's a way to calculate it and it basically determines, based on how many houses we have on the market and how long it's taking them to absorption, right, yeah, how long it's taking them to all be sold. So that's why we're in a seller's market. But if you're talking about like just a logical way of judging, I know how many listings I'm photographing.
Speaker 1:I'm not the only real estate photographer in the area and I feel like with rates we're still seeing that, like the 250 000 and less is still kind of our the inventory is not there, so what is there goes.
Speaker 2:You know we were talking about jessica earlier. Yeah, do you know all the junk she's got us on.
Speaker 1:She texted the other day and said that she made us a tiktok too we're on tiktok yeah, the home team arkansas on tiktok I would say no pressure, but you can see us hit the button subscribe. So our next episode I think we're gonna have a library here oh, we talked to them last time yeah, we've had them on before, but they reached out and said they wanted to come back and she was going to come to our new space and record with us.
